Our Building Process

Building a new home can seem like a daunting task and we understand that as a new home buyer you probably have endless questions. Rest assured, our knowledge of the process, our 70+ years of home building experience, coupled with our direct communication makes our clients feel at ease.

Step 1 - Locate/Find Land & Establish Parameters For Your Home

If you have a lot in mind, we will review overall lot dimensions/soil conditions/access/ etc. If you don't have anything in mind, our Real Estate Broker and Salesperson will assist you in finding the ideal building location. Also at this time, we will get to understand your parameters/budget/wish list for you home. We want to make sure up front, that you're not going to "break the bank" by building a new home and will review your budget to determine what is realistic and the best plan for your home. Also, by creating a "wish list" of items for your home (# of bedrooms, # of bathrooms, specific size of rooms, finished basement, built ins, etc), this will help to make sure you still get exactly what you want without exceeding your limits.

Step 2 - Design

Once you are comfortable with the overall process the rough size of the home, and we have locked down a budget, you will sign either a lot reservation form (if building in one of our subdivisions, or sign a Builder Retainer form (if you have a lot of your own or are in the process of acquiring one). You will then sit down with our architect/designer to design your dream home. We will create sketches of the home, then go on to the preliminary drawings, and then the final drawings. Along the way you are able to modify/change the layout to make sure it's all you have dreamed of!

Step 3 - Final Cost/Contracts

Based on the final drawings/floor plans, we will create the Final Building Contract and Contract Specifications. This will show everything that will be going into your home and will have the final contract amount.

Step 4 - Construction

We will stake out the house & review overall orientation at the site, and then the fun begins!! Overall construction will take between 6-7 months. Once we break ground we will then finalize exterior selections (roofing/shingles, siding, stone). We will then move onto interior selections (cabinets, trim, paint, flooring, countertops, light fixtures, etc). You have the ability to work with our design coordinator along the way as we want to make sure the selection process is an enjoyable experience and you are able to get the final finishes exactly how you have envisioned! We will send out periodic selection updates/guides to assist with the process and to not overwhelm you with all the selections at one time.

Step 5 - Closing

Approximately 1 week before the closing is scheduled (or final construction draw is received), we will do a final walk through/orientation at the home to review all aspects of the home. Once you are 100% satisfied with the home, we will sit down at the closing table, receive final funds and hand over the keys to your brand new dream home!!
